Flexibility has become the key to a successful business, with Wales leading the way in creating companies prepared to bend and change to suit an ever-changing marketplace.

One exception to that rule has been the commercial property sector where traditional trading practices and terms of business have changed little in decades.

Typical terms can lock companies into a rental agreement on office space for years, acting as a straitjacket and stifling prospects for expansion and growth. Or, in times of recession those same terms can have the opposite effect in being an expensive drain on a contracting business.

But Cardiff-based property specialists Rombourne Ltd are looking to turn the commercial property market on its head with a unique scheme at the Langstone Business Park they are currently developing near Newport.

The £10m development

There are many exciting new opportunities for growing businesses in South Wales with the launch of Rombourne’s Expansion Park concept at their new office development at Junction 24 of the M4 at Langstone, near Newport.

The company, which already runs a long established business centre operation covering South Wales and the South West, is looking to add to the range of facilities available to occupiers by offering flexible term packages on more traditional space.

With the completion of the latest phase of the development – Guinevere House is due to be finished in January 2008 – Rombourne will be able to provide Grade A facilities ranging from a two-person office right the way up to 33,000 sq ft and everything in between.

The idea behind the concept is to move away from the traditional rigid lease structure that all too often limits expansion in favour of more flexible lease terms that will help to encourage business growth.

Rombourne will also be able to take the strain out of the day-to-day building management of any business and can tailor its terms to include everything from cleaning and maintenance right up to a full facilities service covering all aspects of building management.
