Thinking about using your home address for your business? You may want to think again.

Most founders make this decision within 10 minutes of incorporating, usually because they have nothing else on hand at the time.

However, nobody mentions that your home address then stays on the Companies House register for the life of the company and 20 years after it has been dissolved.

Companies House has no legal power to remove it, and filing a new address later does nothing to erase the history that already carries the old one.

The Address You Cannot Take Back

Every UK limited company (and LLP) must file a registered office, and that address is published for anyone to search free of charge. Directors then file a service address on top of it, which is also published.

Companies House holds your residential address separately and keeps it off the public record, but the service address you nominate is visible to anyone who looks, and most people use their home for both without realising they have published it twice.

Filing Form AD01 to move your registered office elsewhere stops the exposure going forward, which is why acting early is worth far more than acting later. However, even after completing AD01, the filing history remains permanent.

Who Actually Looks At The Register

The Companies House register is checked thousands of times a day by people deciding whether to do business with a company, so your address is seen by suppliers running credit checks, prospective clients working out who they are dealing with, and competitors watching your filings.

It’s also seen by everyone you would rather not hear from, including debt recovery agents serving documents, dissatisfied customers with a grievance, and data brokers who scrape the register wholesale and sell the addresses on. That last group explains the flood of unsolicited post you receive within weeks of incorporating.

Your address then spreads well beyond the register, appearing on invoices, contract headers, your website footer, your terms and conditions, directory listings and your Google Business Profile. Each of those is another copy you no longer control, sitting on a platform with its own removal process and its own timescale.

Check Your Lease or Mortgage Before You Trade

Most residential leases restrict the property to use as a private dwelling, which means trading from home can breach the terms of your own lease. Mortgage conditions often say something similar, and so do most assured shorthold tenancies. If you rent, you need your landlord’s written consent before you file the address, and plenty of landlords decline because business use affects their own mortgage and insurance.

Planning rules sit on top of that. Working at a laptop in a spare room raises no issue at all, but taking deliveries, receiving clients at the door or generating regular vehicle movements changes the character of the property, and that amounts to a material change of use requiring permission from your local authority. The time to read those documents is before you file the address, not after a neighbour complains.

Why You Shouldnt Use Your Home As A Registered Office

What Your Insurer Needs To Hear

Standard home insurance covers a home, and business use sits outside the policy wording.

Business equipment is covered only up to a modest limit, if at all, and stock held at the property usually falls outside the policy entirely. The bigger gap is liability. A visiting client who trips on your stairs has no cover behind them, and the claim lands on you personally.

Declaring business use to your insurer is the correct move, and it will change your premium. Failing to declare it puts the entire policy at risk, including the parts that have nothing to do with the business.

The Tax Bill Nobody Mentions At Incorporation

Two charges attach to using your home for business, and both are triggered by exclusive use rather than by business use in itself.

A room used only for business can be assessed separately for business rates by the Valuation Office Agency, leaving the domestic part of the property on council tax and you paying both. The larger charge arrives when you sell, because Private Residence Relief keeps the gain on your main home out of Capital Gains Tax and any part of the property used exclusively for business falls outside that relief. On a house that has appreciated over a decade, the sum involved dwarfs a lifetime of virtual office fees.

Keeping the room in dual use avoids both charges, and your accountant can tell you where the line sits for your particular circumstances.

How It Reads To The People You Want To Win

A procurement manager comparing three suppliers will look each one up, and where two have commercial addresses and the third has a semi on a residential street, that colours the judgement. It rarely disqualifies you outright, but it weighs on larger contracts where the buyer has to justify the decision to somebody else. The effect is even sharper in professional services, where a client handing over sensitive documents forms a view about where those documents will sit.

Location carries its own weight, and at Rombourne, we have some of the best.

A Bristol business address positions you in one of the strongest commercial markets in the South West, while a Cardiff address does the same across South Wales. A Newport address puts you at the gateway to the M4 corridor, and a Swindon address places you in one of the busiest commercial centres between Bristol and London. Any of the four reads differently to a buyer than a postcode in a commuter village.

The Daily Friction

Statutory mail and legal documents are served at your registered office, so someone has to be there to accept delivery.

Since March 2024, that has been a legal requirement rather than a convenience, because Companies House rules demand an appropriate address, meaning one where documents reach a person acting for the company and where delivery can be acknowledged. A house that is empty during working hours makes that test difficult to satisfy, and a PO Box fails it outright.

(We have covered the full requirements in our guide to using a virtual office address as your registered office.)

Then there is the practical side of running the business day-to-day. Clients who want to sit down with you leave you choosing between your kitchen table and a coffee shop, which is why every virtual office plan includes access to our fully serviced meeting and boardrooms. Every house move also means another AD01 filing, another round of updates to HMRC, your bank, your insurers and your accountant, plus reprinted stationery and a revised website.

A business address also gives you somewhere to grow into. Clients who outgrow the spare room frequently move into one of our serviced offices at the same centre, which keeps the address on their paperwork unchanged and spares them the whole exercise a second time.

What It Costs To Solve

Let’s take a simple example at our 160 Aztec West office. The Professional Business Address plan there is £35 per month or £350 per year, which covers the address itself and the right to use it as your registered office. You also get mail collection and forwarding options, a dedicated local reception team to sign for your post, access to our fully serviced meeting and boardrooms with free Wi-Fi, marketing images of the building, and a listing on our website.

If you want a local phone number answered in your company name alongside the address, the combined plan is £85 per month or £850 per year, adding message taking, call diverting, a 24-hour voicemail service and a 30% discount on meeting and boardroom hire. Plans vary by centre, so check the page for the location you are interested in.

Set against a single business rates assessment, a declined insurance claim or a restricted Private Residence Relief calculation, the arithmetic settles itself.

Choosing A Better Address

Rombourne has provided workspace since 1973, and our virtual office clients get the same staffed buildings, reception teams, and meeting rooms as businesses taking full serviced offices with us. That is precisely what the registered office rules now require, and precisely what a home address struggles to offer.

Have a look at the plans for Bristol, Cardiff, Newport and Swindon. Set-up takes very little time, and the commitment starts at one month.
